I am looking for someone to lease a 50 seat café with Chinese takeaway attached. It is situated in Aberfeldy 14 miles from Pitlochry. Ideally looking to have someone in place as soon as possible to catch the Easter trade.

This would be ideal either for a couple wanting to start out on their own as it can be run by just two people or someone with experience in Chinese food as there is great potential to expand the Chinese take-away. The closest Chinese is 20 miles away so little competition of this type in the area.

There is a bakery in the back and the current owner bakes all the cakes and bread fresh each day. The café has 3 rooms with 50 seats and an outside area with 30 seats during the summer.

Turnover of around £100,000 per annum for the café plus £50,000 for the Chinese.

There are two caravan sites nearby which bring up to 2000 new customers each week to the area between April and October.
