Salary:Rent - The proposed rent (for discussion and agreement) is set at: Year one £13,200 tbc Year two £15,600 tbc Year three £19,200 tbc Year four and beyond 9% of sales or £19,700 tbc whichever is the greater. The rent is to be paid quarterly in advance.

We are seeking an experienced, dynamic and enthusiastic tenant or tenants to take forward the unique opportunity to develop and establish a new business at the Station House in Stow, Scottish Borders. The renovated and re-furbished Station House will provide this business opportunity that has arisen through the work of the village community and their supporters. Stow Community Trust is a company limited by guarantee with over 140 members. The idea of the bar/kitchen came about through community consultation which gave overriding support to launch this venture. The Station House is far more than an ordinary bar/kitchen; it will host a kitchen for good food, a cycling hub plus the establishment within the building of a multi-purpose room for community, business and private uses.
Trade Areas
The Station House will be the only bar/kitchen in the village of Stow. However, with a population of 570 adults the Station House also needs to attract regular visitors from the further afar including nearby settlements in the Gala Water consisting of a further 528 adults. The most recent and recorded footfall for the usage of Stow Station shows that pre-pandemic approximately 71,000 passenger journeys were made during 2019/20 or an average of 1,365 journeys per week.
The bar/kitchen is ideally situated to attract regular visitors from further afield in the Scottish Borders and Edinburgh being on both the Borders Railway and just off the A7 scenic route through the Borders. The Station House is set to develop a reputation as a destination for walkers and cyclists. It will be a key opportunity for the new tenant to grow the reputation of the Station House as a traditional friendly country bar/kitchen selling good quality food and beer. The potential max. no. of covers in the bar/eating area is estimated to be 40 in an area of 81 square metres.
